Asset management responsibilities for 1,500 multifamily units that are wholly-owned by ARA’s core fund. These assets are primarily Class A, mid-rise and high-rise buildings with a retail component, located in downtown markets throughout the US. Asset management responsibilities include interacting with third-party management teams to operate and ensure performance of the asset which includes revenue management with Yieldstar, review of monthly financial reports, weekly operation meetings, capital project monitoring and approval, quarterly onsite inspections, risk management reporting and claim resolution, quarterly valuations, coordination of real estate tax reviews and appeals, and annual budget and business plan preparation which may include hold/sell analysis. Also have asset management oversight for an additional 625 multifamily units that are owned in joint-ventures - these assets are either new construction or value-add renovations. Responsibilities include assisting the acquisitions team with the feasibility, underwriting and due diligence of these assets and then asset managing same assets during construction and/or renovation. Interactions include weekly contractor/architect meetings, monthly draw reviews, develop status reporting to executive team, design review and approval as needed, monitoring market trends in terms of competing development pipeline, quarterly valuations, debt and guarantor compliance, change order review, the review of inspecting architect and accounting reports, and marketing initiatives for leasing and website design. Special initiatives include smart-home tech and access control integration, the enhancement of existing internet/cable service contracts, expanded amenity programs, and parking occupancy solutions. The mentoring and training of associates is also part of ongoing responsibilities.
