Which ones will accept particular types of securities?Which lender will accept your income if you are quite reliant on bonus/commissions?Who can lend me the most money?It's hard for me to articulate this in a short space. What I'll say is that a broker is just like an advisor, within the scope of obtaining credit and property purchasing. Not everyone is the 'model' borrower – someone with low debt, high PAYG income and clean credit. Plenty of people have little quirks like irregular job history, high levels of other debts etc. As a broker, I know all the lenders' policies and know which loan should be put where to obtain approval without stress on the customer and without shredding a client's credit file by placing 5 different 'pre-approvals' to 5 different lenders. Going to a branch means you can only be sold the banks' own products / policies which may not be suitable for you.Plenty of my clients have come to me because they have reached the wall with their own lender/bank and need to access more loans to continue growing. This may not apply to you if you only have one loan but for investors/businesspeople the no. 1 priority is access to capital – which is where the broker fits perfectly.”
