  Analyzing credit information, communicating with borrowers, restructuring payment plan’s, assist in handling workouts and restructuring of problem construction loans. Daily collection calls to those on payment default list. Review loans in default for loss mitigation options (Special Forbearances, Loan Modifications, Short Sales and Deed-in-Lieu of Foreclosure) and negotiate terms for final resolution with borrowers and Realtors.

  Responsible for establishing a wholesale presence in the Southeastern USA by soliciting mortgage brokers, banks and correspondent lenders to send business to HSBC. In 1998 I was promoted to Regional Sales Manager and was able to recruit a sales force that increased business to record setting levels within the company.



Signet Bank Mortgage

  Responsible for expanding retail mortgage branches in the Southeast states. Sucessful in opening four branches before First Union Bank merged with Signet Bank and phased out the mortgage company.



Barclays American Mortgage Corporation

• Senior Vice President/Retail Division Director

  Responsible for operations of all retail branches, including underwriting and loan closings. During this tenure one of my duties was to expand the retail branch network nationwide. Along the way the parent company decided to sell the company. The company that acquired Barclays Mortgage decided it did not want to keep the retail branch network active.



First Union Mortgage Corporation

  Responsible for all mortgage related activities for 42 retail mortgage branches eastern time zone, 5 Operations/Fulfillment Centers and Wholesale lending in the Southeast States. Direct management and P&L responsiblility for approximately 350 employees.
