Property Management Responsibilities: Assist with the management and maintenance of Sanford Management Services, L.L.C.’s portfolio consisting of approximately 90 tenants and 800,000 square feet of commercial flex/warehouse space.  Serve as the lease administrator responsible for preparing lease abstracts, managing tenant correspondence, and maintaining lease databases (hard and electronic) for commercial and residential tenants.  Analyze and interpret lease agreements to ensure proper billings and payments.  Utilize property management software, Sage 300 Construction and Real Estate, to create accounts for new leases, update accounts for amendments, and set up current and future billings.  Reconcile tenant accounts, pursue outstanding amounts, negotiate payment arrangements, and represent Landlord in court for rent related matters. Reduced open accounts receivable by $150,000 over a 6 month period.  Coordinate Landlord repairs and improvements with appropriate trades including correcting fire and sprinkler deficiencies, common area bathroom renovations, separate gas/electric metering, and new HVAC installation.  Manage 3 maintenance personnel by directing their day-to-day activities and tracking project completions.
