Leonardo is a boutique property management company who specializes in value add communities, renovations, lease ups, and we have just added HUD housing to repertoire.Primary job responsibilities:* Monthly and weekly financial reporting to ownership, asset managers and investors.* Manage financials to reduce expenses, increase income an have a 5% revenue growth annually.* Ensure property operates at budgeted occupancy.* Put together a quantified property aesthetics audit, implemented quarterly.* Created a shared drive with all the documents, policies and procedures for staff to refer to (Leonardo A-Z).* Hired and trained upper level management to achieve peak performance, hired our HR department.* Created policies and procedures for staff to follow, implemented several risk management and training sources to ensure the company and asset mitigates any possible risk. * Educate staff and implement training for rent control buildings in Los Angeles, monitor monthly for 100% compliance.* Work with 3rd party software engineers to streamline property operations and automate legal documents, to reduce human errors and increase staff productivity.* Work with three separate legal departments to ensure rent collection, delinquent rent and collections are all in compliance and performing efficiently.* The list goes on..... 2013- 2015 ~ Regional Manager ~ Leonardo – California and Arizona (1300 units) -Financial Responsibilities: Prepare weekly and monthly investor reporting packages, present to owners and review financials monthly. Training and finalizing all 2014 budgets with General Managers in both states.-Communicate with multiple investors: market analysis, pricing recommendations, marketing recommendations and monthly financial analysis for each property. -Monitor all operating expenses and oversee capital projects. Assist in 3 properties being remodeled and under construction, assist contractors in any way necessary to ensure projected release date of units are met.-Marketing: Monitored cost per lease across the portfolio to ensure funds are allocated to most productive sites/eliminated marketing avenues which were not producing. Participated in Phoenix Fashion week, ASU student housing and Rainbow Festival to market AZ properties and increase occupancy. Work with the branding department to ensure the Cabana portfolio continued to maintain originality, increase brand awareness in AZ, and used innovative marketing techniques.-Created/Implemented quarterly audit based on owners expectations of community aesthetics, office and model appearance, property upkeep and preventative maintenance.
