As Controller, I managed the financial operating side of a multi-family property management and development company. I oversaw daily accounting functions and employees to ensure quality control over financial transactions and reporting. I prepared and published timely, accurate and complete monthly financial statements and analysis as well as construction draws; assisted in the preparation of over 20 annual property budgets and final review for accuracy and attainability; managed and complied with local, state, and federal government regulatory reporting requirements; and worked with outside accounting firm to complete annual tax filings, audits and HUD reporting requirements. • Developed and implemented all internal accounting controls, policies and procedures to ensure financial accountability and accuracy in order to accommodate company growth to a portfolio in excess of $100 million totaling 1,827 units located in 25 properties in six cities in Indiana and Ohio with 75 employees. • Significantly increased efficiency and service capability by selecting and implementing a new property management and accounting system; Hired a new payroll company and added health insurance benefits for 75 employees. • Spearheaded utility management software transition to a new provider at no extra cost, automating utility and resident bill processing. • Maintain 15 banking, investor and lending relationships and work as primary contact providing financial reporting as required by each institution. • Act as primary HR contact including on-boarding of all new employees, payroll approval/submission and assisting the Director of Property Management and other managers with difficult employee situations and dismissals.
