Responsible for the asset and property management of the company’s 7 retail assets. Comprising 6 shopping centres and 2 high street retail blocks and includes 35 residential units. My main duties include: • Letting vacant space, agreeing lease renewals/regears and rent reviews both directly and through the management of external leasing/professional agents. • Identifying and implementing value enhancing initiatives which have included a residential conversion of a vacant office block, refurbishment and rebranding of malls, change of Use applications to improve tenant mix and re-gearing headleases. • Managing relationships with key stakeholders including planning authorities, councillors, politicians, neighbouring landowners and superior landlords. • Negotiating with owners, local authorities and superior landlords to acquire adjacent land or property. This has included a central mall, a multi-storey car park and a long-leasehold pub. • Managing development projects from inception through to delivery, including Stopping Up of highways (I recently obtained planning permission for 47 residential units, a Costa Coffee mall unit and I have recently completed the Stopping Up process at two sites). • Property management function is run in-house; I have responsibility for all aspects including arrears management, service charge budgeting, management, disputes and reconciliations, tenant applications, health and safety, commercialisation income, rates mitigation and management of centre staff. • Management of dilapidation claims. • Due diligence on shopping centre acquisitions. • Assisting Head of Asset Management to set up Praxis Facilitates Management (Q1 2014) bringing all onsite staff in-house. • Compilation of annual Business Plans including NOI projections, Capital Expenditure budgets and strategic plans for each property in the portfolio. My role at Henderson comprised of two separate roles; overseeing the asset management function for the European Shopping Centre Fund (comprised of twenty-one assets, in nine different countries) and asset manager for Henderson’s Swedish assets. • Portfolio management of all the Swedish assets held within the Henderson Funds. • Together with the Investment Director of Property (Nordics), sourcing and acquiring new investment opportunities and undertaking due diligence. • Compiling business plans for the new acquisitions, highlighting areas to enhance value. • Developing the asset management strategy across the portfolio and ensuring this was implemented at country level. • Compilation of annual Business Plans including NOI projections, Capital Expenditure budgets and strategic plans for each property in the portfolio. • Management of 3rd party consultants including leasing agents, lawyers, architects, technical consultants and property managers. • Monitoring Asset Managers at country level to ensure asset management targets are being met. • Setting up the asset management team after purchase of new assets. • Directly managing a mixed retail scheme in Sweden, whilst assisting the Development Director to progress an 800,0000 sq ft development project on the site. • Increasing income, footfall and retail sales through refurbishment projects, leasing initiatives and marketing & event programmes and adding commercialisation income. • Attending quarterly investor and valuation meetings and compiling reports. • Member of Responsible Property Investment (RPI) steering committee.
