Projects: Montgomery Ridge Phase I and II, Allen, TX. Both projects are split level slab, full wrap with podium mixed in, both phases are 5 stories and the parking structures are 7 stories with pool deck on top level of the parking structures. 615 total units at a cost of $90M. Once the property was purchased, I worked closely with the architects and engineers on design, did all pre-construction and budgeting. I have sole responsibility to buy out all contracts and negotiations with the subcontractors, I created the production schedule, oversee my field personnel and handle and negotiate all change orders, have full control over my budget, and pay aps. Titus Construction, LLC is a General Contractor-Construction Management company specializing in Commercial Tenant Improvements, Renovation and Retrofit for Residential, Hotels, Boutique Hotels, Retail Strip Shopping Centers, Multi-Family, High-Rise Condos, and Executive Homes. My two most notable projects are 1) Perch Restaurant & Rooftop Bar in downtown LA (budget $7.8M) and 2) Renovation/Retrofit of the YUM! Brands new International HQ in Irvine, CA (budget $32M). Currently I am Senior Construction Manager a new restaurant & bar in Vail, CO. Snow season is fast approaching and construction slows to a halt for the winter so I will return to the Los Angeles area until work can begin again next spring. Prior work - Senior Project Manager and Construction Manager for the 16 story Pershing Square Building in downtown Los Angeles for the Shark Tank Bar. I work with and coordinate all consultants, including the designers, architect and engineers. Design Team and I produce the design materials and sample boards for executive committee meetings to obtain Ownership approval. All subcontractors and consultants report to me. Project consists of 16 story building retrofit, office finish-out and construction of 3 new restaurants and bars. Project budget is $32M. This Owner is very difficult to work with. I managed the upscale, high-end retrofit, renovation & tenant-finish out for The Yum! Brands Corporation move into their new 5 story, 500,000 sqft building in the Spectrum of Irvine, CA. I coordinated/managed the general contractor, contractors, and consultants, for the Owners. Scope included total gut/demo of existing bldg & remodel - all offices, cafeteria, chef’s kitchen, 5 test kitchens, spa, workout center, daycare center, lobby & exterior finish changes & signage. Project budget exceeded $32M. Project was completed on time and on budget. • Due to Owner’s time constraints, we started the project with 60% completed plans. Incomplete plans most always equates to a “busted” budget. I was able to keep costs at the original budget forecasted. Show less

Average cost of projects ranged from $14M - $76M depending on the size of the anchor tenant. Also did Podium Building in Colleyville Town Center. $300M expansion/renovation of the Lowe’s Hotel and Convention Center in downtown Dallas, TX. Construction phases consisted of a 40,000 sq ft Convention Space/Ballrooms, Meeting rooms, 8 award-winning Restaurants, 14 Themed Bars and Waterfall pool. One phase also included the remodel of the new Super Suites, Royal Suites, Penthouse Suite, and 7,000 sq ft Spa. • Established a timeline enabling the Hotel to maintain an acceptable & pleasant guest experience while we were under construction. Responsible for coordinating all aspects of the building process from helping to develop blueprints with Architects, job-costing and budgets and evaluating and refining construction schedules. Assembled and directed my subcontractors and consultants and held them “accountable” for their particular disciplines. Worked with trades, lending on-site supervision during construction for my projects. I worked to optimize my team’s effectiveness and had interaction with Owners. 95% of my projects came in on time and on budget. Show less
