Through this company, I purchase and renovate homes for resale, using my own labor and subcontractors. I create budgets and work plans for each home, pull appropriate building permits, and carry out the work. I also take care of all back-office functions, such as accounting, regulatory compliance, and keeping my own certifications up to date.

As Project Manager, I am responsible for a project from preconstruction through end of warranty period, including all buy-out, writing all contracts and purchase orders, creating/updating schedule using SureTrak, maintaining the budget (monthly cost projections, review and approve all pay applications and invoices, create and submit all pay applications to the Owner). I maintain all project documents using ProCore project management software, including supervising Project Engineers in these roles. I am responsible to coordinate with the Owner and the Architect throughout the project. I work closely with the on-site Superintendent to manage the work and all the subcontractors.Current Projects:MeSun Skilled Nursing Facility and Hospice Addition - $13 million new construction 100 bed, 70 room skilled nursing facility, and 7000 SF addition to existing facility. Including a full commercial kitchen, a 2-stop machine-room-less elevator, and a heavy civil package. Lawrenceville, GA. Completed July 2020.WellStar Douglasville Pulmonary and OBGYN build-out - $1.7 million, including new systems and finishes, negative air and other ICRA requirements were observed.GLOBE Academy - $900,000 summer renovation project, added a 3-stop elevator to an existing building and interior renovations.Atlanta Girls School - $1.2 million summer renovation project.Our House Shelter 2nd Floor Renovation in Atlanta, GA. This is a $750,000 6-month renovation.$3.6 million renovation of Marietta Country Club, including new additions and interior renovations$1.1 million renovation of laboratory and classroom spaces at Clark Atlanta University.

At East Atlanta Builders / J/A Development I was responsible for all aspects of the construction program for a family-owned residential development company.During the first 3 years I focused on building single-family homes in Atlanta and Dekalb County, mainly on infill lots or finishing out remaining lots in older subdivisions.The next year I focused on the development and then construction of Hillside Hollow, a 40-unit townhome subdivision in Dekalb County. I also built several single-family homes in Decatur during this period.After the downturn in residential construction, the company refocused on completing partially-built foreclosed townhome projects, and I worked in Buford, Hiram and Smyrna on these projects. I built 2 custom homes in Sandy Springs and took on several large renovation projects for homeowners. In addition, I was responsible for several commercial build-out projects, including 3 small office spaces, a larger retail store, and the interior of a 4-story office building in Dunwoody. Finally, I was tasked with finishing the development work on and building the first 3 homes in a planned 17-home subdivision in Sandy Springs.During this same period, I worked on rehabilitation and renovation projects at 4 separate apartment complexes. These projects ranged from rebuilding one burned 8-unit building to assisting the on-site superintendant on a complete rehabilitation of a 200+ unit complex for new ownership.In all these cases, I worked with the company owner / CFO to develop budgets and time lines for the work, hired and supervised subcontractors in the field, pulled development and building permits and coordinated inspections in the field, and kept track of regulatory requirements. I also worked directly with home buyers and customers, priced upgrades and change orders, and coordinated warranty work as needed.
