o Represent municipalities in the capacity of special land use counsel in State and Federal Courts, including matters involving: compliance with SEQRA; constitutional challenges to zoning ordinances and practices; claims under RLUIPA; exclusionary zoning; urban renewal; eminent domain proceedings; regulatory takings; and zoning enactments in neighboring municipalities. o Provide regular counsel to municipal officials and corporation counsel regarding various land use and zoning issues, often with less than a 24-hour turnaround, including, but not limited to: interpretation and application of zoning, land use, and environmental regulations; updates and amendments to comprehensive plans and zoning codes; and drafting of memoranda and resolutions. o Represent property owners and developers before Federal, State, and Municipal Justice Courts, in connection with complex land use and zoning matters involving: review of administrative determinations; SEQRA, zoning, and regulatory compliance; urban renewal; eminent domain; waterfront revitalization; historic preservation; nonconforming uses; and constitutional challenges.o Represent property owners and developers before local zoning, planning, and legislative boards throughout the region in connection with seeking approvals for all aspects of land development, ranging from single-family, multi-family, community residences, and active adult residential applications, to pre-existing nonconforming camps, cemeteries, country clubs, gasoline stations, transfer stations, and other commercial uses.o Conduct comprehensive land use, zoning, and environmental due diligence analyses in connection with acquisition of residential and commercial properties.o Draft complex environmental findings statements, resolutions, local laws, and regulations.o Draft and negotiate real property purchase agreements and commercial leases.o Draft and review easements, including conservation, pedestrian trail, utility, and stormwater.
