      As the Building Manager, I was involved in all aspects of day-to-day operations of the property, including accounting, tenant relations, maintenance and repair, security, janitorial services, landscaping, etc. I handled tenant complaints and service requests, and was familiar with the terms of tenant leases. I assisted in the preparation of the annual budget, reporting and financial performance of the property. I was responsible for paying all vendors, maintaining all inspections, insurance and licensing, and the Building Corporation Fund. As the Office Manager, I oversaw the financial picture of our different funds ensuring that all accounts are in positive standing and that all money is 100% FDIC insured. I provided all information to our accountants in order to audit all financials. I maintained relations with all members and contractors. I aided members with pension paperwork from our two pensions (NEBF and IBEW), annuity withdraws, and other member needs. I ensured the office ran professionally and efficiently. I updated all legal labor requirements and postings. While managing the IBEW Local 520 the building/office installed new LED retrofit lighting throughout the entire building, replaced the chiller, repaved and resealed the parking lot, security system upgraded, HVAC upgraded, new toilet seats, implementation of Adobe PDF writing instead of typewriters, new Xerox machine at same cost, new webpage and many more improvements including better lawn maintenance, better office visual presence and higher social media presence. Televised and radio marketing were added in 2014 to the company. Vendor cost went down significantly along with most office expenses. Show less
