Project Details - Residential Mixed-Use Development Project, at Chembarambakkam, Chennai. 6.8 acres of land, planned for a Mall, Low-Rise, and Villas, and is currently in the pre-construction Phase.My Roles and Responsibilities Includes:-Project Feasibility Analysis:- Performing the feasibility analysis for the project location, product mix, and product design.Consultant Coordination:- Coordinating with the project consultants to get the deliverables as per the service agreement.IGBC and Net Zero Implementation:- Creation of checklist, preparation of incorporation strategy & challenges, and budgetary estimate for IGBC and Net Zero implication.Statuary Approval and Liaoning Work:- Coordination with the government department (e.g. CMDA, DTCP, WRD, TNPCB, etc.) and coordination consultant to get the approval, refund, and other statuary NOCs.Right to Information (RTI) Filing:- Drafting the RTI's request and submitting the RTI request for obtaining the relevant data for the project. I have filed nearly 30 RTIs till date.Bills Processing:- Processing the Consultant's bill based on the deliverables delivered and also clearing the monthly bills of other service providers.Pre Qualification and Vendor Evaluation:- Performed PQ & VE for the electrical, plumbing, and borewell packages, etc.Tendering Documentation:- Preparing Requests for Proposal, Bill of Quantities, and Work order/Service Agreement for the work packages.Scheduling:- Created the baseline schedule for all the statuary approvals required for the project.MIS:- Organizing weekly and monthly meetings with all the project stakeholders. and circulation of the minutes and agenda with all the stakeholders in a timely manner.Value Engineering:- Performing Value Engineering for the various packages in the project.
