In my current role, I manage one project at a time and complete projects on-time and under budget. Execute preconstruction tasks including a value engineering process, a budget development process, and logistics review for planning purposes prior to project construction. Create a baseline construction schedule and consistently communicate project milestones to stakeholders and act when milestones are at risk. Track requests for information as required and distribute a log to submit to field and subcontractors as required. Monitor performance in terms of manpower, quality of work, and payment to suppliers and subcontractors, report potential issues, and offer recommendations and solutions if necessary. Shop-drawings review, material releases and installations in the field. ➜Preform all preconstruction tasks including drawings review for constructability and advise project teams of potential issues. Preparation of logistic plans including utility services and coordination. ➜ Collaborate with a variety of construction staffers to ensure a smooth transition from preconstruction to construction phase. ➜Identify site issues and obtain existing condition surveys preconstruction and assess items that may impact cost, scheduling, and project phasing. ➜ Create job budgets and update bi-monthly for reporting to Management team and advise on potential cost overruns with recommendations and solutions for prevention. ➜ Prepare requisitions and change orders to project owner, approve expenditures, and monitor for budget compliance. ➜ Ensure all trades subcontracts and purchase orders are awarded and implemented to confirm to an aggressive job schedule without delays. ➜ Fulfill pre-qualification procedures and create risk mitigation plans that avoid project hazards. ➜ Write job specific and detailed contract scopes of work and create bid comparison sheets for each trade prior to contract award. ➜Coordinate, track and expedite the process for DOB sign-offs and TCO.
