The primary responsibility of an ACM is to assist with the management of projects, maintain any resident relations including rent and delinquency management, deposit accounting, renewal and new-lease audit and management, as well as month end accounting. Due to my involvement with the day to day operation as well as project management, proficiency with property management software and CRM is a must, and would at times require me to train any new hires to ensure a smooth and proper transition to our company and property. Excellent communication and high adaptability is a must in this position, and being able to remain solution-focused and manage high-stress is key to being able to maintain success in this role. While finances and project management is the primary responsibility of the ACM, it is also expected of me to be able to lease units and close on sales as well. The LM (Leasing Manager) is responsible for all leasing and marketing operations that occur at the property in Pullman, WA in tandem with the Community Manager. The LM is also responsible for the training and direct supervision of 7 leasing agents, as well as to maintain top of the line customer service and hospitality for both visiting prospects as well as residents. This position requires excellent customer service and communication skill to ensure the property is at its maximum capacity, and as a result must work continuously with the leasing team to make sure monthly goals are fulfilled in a timely manner, and to make sure that the day to day operations for the property are maintained smoothly. The Leasing Manager also coordinates events with residents and prospects on a consistent basis, as well as submitting daily leasing reports, generating weekly executive summary reports, completing weekly market surveys, ordering and maintaining inventory for promotional items, and continue to foster relationships with local businesses to maintain partnership. Any social media activity and posts including any marketing flyers are maintained by the Leasing Manager, as well as any inquiries, responses and reviews that come through any social media platform.
