      Business Process Improvements Implemented a strategic information technology solution for the company. This included moving the IT infrastructure to the cloud and implementing a procurement to pay solution that reduced month end reporting times, data entry errors with improved customer relationships and finance team satisfaction. Real Property, Property Development, and Hotels Created unique financial feasibility models to equity investors for a 318-room airport hotel. I negotiated the ground lease with the airport owner, selected a suitable hotel operator and negotiated the hotel management agreement. I project managed the $70 million development. On completion, I continued to closely monitor room revenue and operating costs after it opened. The hotel achieved the year 3 budget profit forecast in the 1st year. Within 18 months the hotel valuation doubled and I negotiated increased debt funding which allowed the return of all the equity. Developed and presented financial feasibilities to investors for the purchase of a Sydney CBD property. In the middle of the GFC I was able to successfully raise debt financing despite a tight credit market. During the period of ownership, I improved the WALE cover from 2 times to 2.5 times. This enhanced the property valuation and again I was able to refinance with a higher debt level and return equity to the investors. The building was subsequently disposed of with a 40%+ capital growth and equity multiple of 2.5 times. Presented financial feasibilities to 5 major equity investors for the purchase of a commercial building in North Sydney, and raised equity and sourced debt financing. The building was repositioned with a CAPEX budget of $10 million. The building was sold returning 3+ times equity multiple. Evaluated a 200+ residential development with 2,000+sqm of commercial and retail space. This projected required me to outsource an ideal project manager.
