The Phase 3 Real Estate Group and XL Construction are in the process of remodeling the 9 story Genesis Station commercial office building into a state of the art biotech facility. My duties included overseeing the daily operation of 383,000 square feet of a class 1A building and the 7 story parking structure while supervising a crew of 2 engineers. We also provided engineering support to the Century Theatre / Parking Structure. I oversaw the repair, and maintenance of various building systems not limited to the fire system, boilers, cooling towers, fire pumps, HVAC, utilities, pumps, generators, electrical, plumbing, lighting and control system. While I was an Engineer at Genesis Towers, the Phase 3 Real Estate Group and XL Construction remodeled the 12 story South Tower commercial office building into a state of the art biotech facility. Included in the building retrofit were additional air handling units, exhaust fans, 2 large exhaust stacks, a boiler, 2 emergency generators, a freight elevator, and much more. The cooling tower, sand filter, fire pumps, fire pump controller, jockey pump controller, and boilers were replaced. Phase 3 and Auston / XL added to the 7 story parking garage and along with Swinerton Builders built the 21 story North Tower from the ground up. The North Tower is also a state of the art biotech facility, and was opened in December 2018. My duties included responding to tenant calls, building watch, inspections, sourcing parts, readings and rounds. I operated, repaired, performed preventive maintenance, and tested various building systems not limited to the fire system, fire pumps, HVAC, utilities, boilers, pumps, generators, electrical, plumbing, lighting and control systems. I also set up the North Tower and Parking Garage addition to the ANGUS maintenance program. I created a filing system of compliance's and worked with state and local authorities. I generated maintenance documentation and procedures for the new equipment and assisted contractors as well as monitoring them while keeping an eye on normal building operations. I attended North Tower and Parking Garage construction meetings and participated in all TCO pretest and final acceptance testing and training. I specialized in the installation and service of Johnson Controls building automation systems (JC/85/40, Metasys), direct digital controls, energy management, fire systems (Notifier by Honeywell, FCI), and security systems. I was factory trained on the JCI product line and in turn I hired, trained and mentored new technicians. I worked in well over 100 different buildings in mostly commercial high rise office buildings but also 4 star hotels and hospitals. I worked primarily with stationary engineers, but also building security, property management, general contractors, consultants, designers, electrical inspectors / electricians and fire departments. I also worked with local authorities to get the branch and customer's sites properly certified (NICET, UL, permits). While in installation, I was involved with some of the branches highest profile, large scale projects. I took those jobs through warranty and into service. My installation portfolio included new construction, retrofits and tenant improvement projects. My duties included project management, programming, hardware commissioning, consulting, sales, subcontracting, purchasing, providing estimates for TI projects, design, engineering, submittals, taking prints through plan check and acquiring permits, system checkout, acceptance testing and generating closeout documentation. While in service, I kept the systems operating within the budget of the service agreement. While maintaining the building automation and fire system, I made field calibrations and software modifications to maximize building efficiency. I kept my systems operational well past the date that Johnson Controls stopped supporting the product line. My service duties included repair, troubleshooting, preventive maintenance, testing, sales, account management, supervision, training customers, writing status letters to customers, generating testing documentation and taking on call.
