      In 1984, Grimm left a prestigious law firm to co-found Triad Development, a company he still runs. Rather than stake out a specific market niche and create its version of the perfect “cookie-cutter” to pursue it, under Fred’s leadership Triad looked at each opportunity with fresh eyes, a creative spirit and a sense of balancing analytics with vision. The result is an impressive array of award-winning endeavors such as renovation of the century-old Pier 70, development of 350 high-end condos on a former oil-tank farm, creation of a 1200 lot master-plan community with an Arnold Palmer golf course, conversion of a former munitions factory into an urban retail center with restaurants, day spa, and climbing gym, construction of a 16-story urban residential tower, historic renovation of a Gold-Rush Era hotel, transformation of an old fish cannery into a theology college and private recording studio. Fred’s market-opportunity approach has gone beyond real estate to an assortment of business enterprises from high tech to hamburgers, from chemicals to energy R&D, from legal software to medical devices, from Ag-tech to a major motion picture (starring Jennifer Aniston and Julia Roberts). Fred graduated Magna Cum Laude from the University of Puget Sound in 1978, and has served on its Board of Trustees for the past 13 years. He received his J.D. from the University Of Washington School of Law in 1981, graduating as a member of the Order of the Coif. His interest in education is keen, and though he resides in Seattle, Fred has awarded over 54 scholarships to graduates from his home town high school in Wenatchee. Since earning his Eagle there as a young man, Fred has continued his Boy Scout ways as President of the Chief Seattle Council and then President of Western Region Area One (12 councils of the Pacific Northwest).
