Building Engineer - 1800 and 1880 Eastwood Avenue Building (Immune Certified Building) Description: - Directly reporting to the Property Manager regarding the operation of the Building - Assisting the Property Manager in implementing the Security, Housekeeping, and Maintenance guidelines as well as strictly implementing the Building House Rules and Regulations - Participate and Ensuring that all property's machinery had undergo proper testing and commissioning prior turn-over - Prepare 52-weeks activity calendar and ensure that all activity and maintenance are being mobilize - Ensure that all equipment machinery such as Cooling Tower, Primary and Secondary Pump, Booster Pump, Fire Pump, Elevator, Aircon, LVSG, HVSG, Generator, FDAS, AFSS, & other building equipment and utilities are operational 24/7 - Prepare billing statements for tenant's utilities consumption - Responds to tenants needs/concern within 24 hours regarding technical matter and Work Permit/ Gate pass - Evaluate Tenants Construction plan and Conducting daily inspection during fit-out to ensure that approved plans are being followed - Evaluate Service Provider Construction plan and upgrading plan within the property for better service to their client - Prepare Scope of Works for a project, canvassing to the contractors/suppliers, and evaluate bids for the project to ensure that the overall prices is within the approved budget - Ensure that Monthly Preventive Maintenance of all critical Equipment are being conducted - Provide inputs for possible innovation or additional equipment for the Building
