  1) I read tax returns, appraisal report, title report, environmental report, individuals’ credit reports, personal financial statements, sales contract, lease agreement and etc. 2) I analyze personal / business/ global cash flows; calculate LTV, LTV and collateral coverage ratios. 3) I point out pros and cons in credit memo and mitigate cons if possible. I complete credit memo independently and present it to loan community to get an approval. 4) I assisted in loan closing and handle loan modifications if any condition needs to be changed. 5) After closing,I contact borrowers to update tax returns every year and do quick cash flows to monitor the loan. 6) I call borrowers if they’re late for monthly loan payments to remind them to make payment during the grace period. Borrowers will contact me when they need to pay down or pay off the loan.
