During my 5 years at Feld Kalia I handled all areas of transactional residential real estate. My main area of focus was pre-construction/new build purchases, managing over 400 client closings per year. I established an effective method of servicing clients in this complex type of closing, leading the way for all Toronto lawyers. This involved the review, analysis and comment on lengthy Purchase and Sale Agreements between purchasers and all of the major Toronto/Ontario developers. I managed negotiations with Vendors and their legal representatives, allowing for a reduction in costs for clients. Additionally, I researched Excise Tax Act rules for the HST/GST New Housing Rebate to determine client eligibility, providing an objective assessment on such eligibility. Renfrewshire Law Centre was a charitable law firm that specialised in helping vulnerable Renfrewshire residents with legal issues. My duties included legal researching, court visits, initial interviews of clients and composing letters to clients, solicitors and the local authority (Local UK Government). I handled and managed the initial meetings with potential clients at the daily drop-in surgery, organising a list of persons to be interviewed. This led to the development of on the spot skills used to focus on accurate fact-finding whilst being mindful of time concerns. As part of my experience, I learned how to deal with vulnerable persons who were extremely emotional and established a deeper understanding of the issues affecting Renfrewshire citizens.
