I manage the fulfillment of loans for which CommLoan has been engaged to place the debt. I cover 38 States throughout the country for rehab, cash-out refinance, rate/term refinance and acquisition loans from <$1.5MM. I accurately underwrite and package the loan request using the due diligence items from the borrowers. Once the request is accurately packaged, I send the deal out to market and negotiate on the borrowers behalf for the best possible rates and terms. Diligently working with the borrower, lender, attorney, title, etc. until the deal is ultimately funded. This requires a strong understanding of commercial real estate as well as the lending process in order to properly field questions and overcome obstacles. Under the direct supervision of the CEO/founder and VPs of CommLoan, I support and work along side the Transaction Analyst and Transaction Management team with the fulfillment of loans for which CommLoan has been engaged to place the debt. I accurately and efficiently package the loan request and procure the most competitive loan terms available in the market, which meet the borrowers requirements. I review and maintain the due diligence documents in each deal folder as well as perform market analysis and research related to each property. This role is also responsible for working with the title company to ensure an efficient closing process for each deal and submitting weekly tombstones detailing recently funded transactions to be posted on the company website. The primary focus is to obtain and review/interpret the income statements, rent rolls, tax returns, and other financial documents required to subsequently create the loan marketing package, which is distributed to the commercial real estate lending marketplace. The loan marketing package includes a Cash-Flow table which calculates the NOI/EBIDA, Debt Service Coverage ratio and other key points in order to represent the strength of the property based on the terms of the loan, which is derived from financial documents provided. Also included in the package is a tombstone with all the important information about the property along with financial information in relation to the loan terms.
