Responsibilities include: pre-qualification, selection and negotiation of contracts with general contractors, engineers, architects, etc. Maintain cost detail reports, observing construction as the Owner’s representative, processing contractors’ payments, managing the change order process, managing turnover of the building to operations, and managing project closeout. • Build successful relationships with brokers, attorneys, government agencies, and municipal bodies required for site evaluation, selection, and development. • Successfully manage multiple commercial and mixed use projects through the comprehensive plan amendment and re-zoning process. • Pre-qualify, hire, and oversee consultants and contractors that perform initial project due diligence such as survey, geotechnical, environmental site assessments, traffic and drainage studies. Review reports of same and make recommendations to the Owner. • Develop scope of work, timing and project budgets. • Negotiate contracts with engineers, architects, etc. and oversee these consultants to ensure the construction plans are complete for submittal and approved by clients and various governing jurisdictions. • Lead projects through the approval process required to develop properties that include major retail clients.
