  I joined Birkett Long in December 2014. I am a Commercial Property Solicitor working in the Commercial Real Estate team at the Chelmsford office.My responsibilities are to provide cost effective, practical legal solutions to clients, deal with client matters efficiently and promptly, providing high quality legal advice and client care and attend marketing events to promote the profile of Birkett Long. I specialise in advising commercial landlords and tenants on the terms of business leases, licences to carry out alterations, lease assignments, subleases and rent deposits. I also advise small to medium size business enterprises on the acquisition and sale of commercial property such as industrial units, shops and offices.In addition I negotiate and draft option agreements, conditional contracts, overage agreements, deeds of easement and deal with first registrations of unregistered land. I have also advised developers and registered social landlords on the acquisition of development sites as well as advising them in relation to section 104 and section 38 agreements. I deal with property finance, drafting legal charges and loan agreements, advising on debentures and personal guarantees, giving independent legal advice upon the same.I can also advise in relation to residential property transactions including lease extensions, mortgages, remortgages, freehold/leasehold sales and purchases and transfers of equity. A large part of my work is also taking part in business development in order to promote the profile of Birkett Long. I attend out of hours marketing and networking events, breakfast meeting, lunches and corporate events. I also take part in sports events, seminars, exhibitions and charity events.
