Contrary to the name, you do not buy "rights" when embarking on Management rights; you buy the opportunity to manage on behalf of fellow investors. Having said that, we made the most of our opportunity,raising the tenancy mix from 72% to 90% during our time in Port Douglas (the other 10% being owner / occupiers). We also saw over a co-agreement for on site managing & gardening contracts being installed for a 25 year term, previously unheard of.
