In November 2019 I moved on from Pad into a new role at Springbok Properties. This position is completely sales based so has seen me really hone that particular set of my skills and work towards more set, pressurised targets. My daily responsibilities were: - Managing my own portfolio of over eighty properties. This involves making sure the sales advertisement is up to date and optimised, keeping the vendor informed & advising on any changes required as they arise. - Booking in sales viewings with potential clients and vendors. - Collating all viewing feedback - Working independently towards monthly KPI’s - Upselling mortgage advice & the offices own conveyancing team - Liaising extremely closely with all other aspects of the business to ensure that the vendors experience was as seamless as possible. • Senior Negotiator
      • Jan 2018 - Nov 2019

In the January of 2018 I moved to Pad to take on a higher paid, more senior role within the city centre. Again my core role revolved around sales and rentals with some (albeit less) property management cover involved too. At Pad I was more involved with business development & built strong, ongoing relationships with developers, investors & landlords alike. I was involved in taking over a block of 34 units, getting them ready for marketing for the individual owners & then securing tenants. The block was fully occupied & we were even instructed by some vendors who looked to sell their investment on. My role challenged me to push myself further & my daily responsibilities were: - Sales & rental viewings with prospective clients. - Property valuations and appraisals on behalf of current landlords/outside enquiries. - Mark up/measure appointments where I photograph, produce a floor plan and write a description with a view to marketing. - Monitoring our Rightmove intel page, sending frequent updates to owners & refreshing the adverts if necessary. Also keeping an eye on the wider market to see if prices need to be reduced. - Maintaining relationships with current vendors, investor clients & tenants. - Keeping tabs on ongoing sales & pushing the process when necessary. • Apr 2014 - Dec 2017

In April 2014 I took the opportunity to move back into a property based role at C&R. My title was negotiator and my main responsibilities were sales & rentals; although I did provide cover for the property management team as well. Over my final six months I had 101 lets and 7 completed sales - over my full employment there I was consistently the highest performing salesperson, continually outperforming the targets set. During my time there my responsibilities were: - Accompanying prospective tenants on property viewings for rentals and sales. Also then dealing with the subsequent negotiations with landlords, prospective tenants & solicitors if necessary. - Undertaking inventories of properties – written and photographic, alongside completing reference checks on prospective tenants. - Undertaking check in appointments with new tenants to ensure they are settling in OK and have no maintenance issues. - Conducting periodic inspections to ensure that they are being maintained to the required standard. - Completing check out inspections with tenants and then closing down their deposits once any deductions are agreed. - Undertaking management/sales appraisals where properties need to be measured and have marketing pictures taken. Uploading the property to all portal websites & sending out to clients. - Dealing with complaints face to face and by email/ telephone. Show less

My role at Isaac Anthony was my first proper job out of college and where I discovered my passion for property. I initially started out in their in house referencing team and progressed from there to do every job in the lettings cycle. A brief summary of my day to day tasks is as follows: - Accompanied prospective tenants on property viewings. - Met tenants prior to lease ending and completing all paperwork. - Undertook credit references, checking bank statements from prospective tenants. - Undertook inventories of properties. - Chased late payments/arrears. - Dealt with any property management complaints. - Inspected properties to ensure that they were being maintained to a high standard. - Promoted the benefits of the company to prospective tenants.
