  The internship took place at UK and European Investments, which has now become Blue Coast Capital. I learned a more entrepreneurial way to approach property investment and how to extract the best returns whilst maintaining good professional relationships with business partners. I enjoyed being given responsibility to complete my own tasks and report back to a team of Portfolio Managers, Acquisitions Directors and Asset Managers. My work involved the production of business plans to present to Directors and the compilation of comparable evidence reports for properties ranging from London offices, to regional shopping centres, to overseas residential developments.

  Over the summer I learnt from Arca the function of property derivatives and how they are used. Whilst I was not used to much of the financial terminology used in the business, I was taught the basics to grasp an understanding of what the business offers. Using property derivatives is not often used as a hedging strategy at present, this is a growing market and one that can potentially offer the mainstream property industry an opportunity. By being able to select sub-markets in UK property indexes, an investor can target a specific type of property. By doing this, the investor does not need to purchase a single property which could take a long time and can readjust their investment to cover different sectors of UK property. During my time at Arca, I learned more about the financial side of property and it allowed me to enjoy learning about something new. I am very grateful for their expertise and guidance.

  During my summer holidays, I spent two weeks at CBRE in London for work experience. I spent time in both the Capital Markets and Financial Markets divisions. I shadowed surveyors inspecting investment property, taking clients on viewings and appraising cash flows. The financial knowledge I gained was incredibly useful and gave me some context for my investment appraisal studies for University. I was taught about investment portfolios, asset management and acquisition of land. I also witnessed the closing of one of their funds as part of an informative and gratifying week.
