Carl is extremely knowledgeable in all matters relating to home loans. He will give his all from start to finish to insure that his clients needs are met and satisfied. Carl has helped us twice now and we couldn't be more satisfied with our results. I doubt that we'll ever have another need for mortgage assistance. I was referred to Carl by our agent in a recent home purchase. In the past I've always worked with Shore Mortgage out of Michigan; and with this purchase, I was considering using Shore or one of the other internet lending giants based our of Charlotte, chiefly because of the much lower rates and low or no origination fees they offered. However, upon meeting with Carl in person to discuss the transaction, he was able to convince me that I would need more local representation on this transaction. The way it turned out, I sure was glad I took his advice. Let me qualify that this was an unusual purchase. The property had a lot of acreage, a large pond, and a guest house, practically in downtown Columbia (so, as you can imagine, there were no real comps); it was property of an estate that was in probate; and the main house was over seventy years old. Carl was able to convince me that there were enough potential problems with the purchase that I would need someone local, who could actually engage with all parties involved on a personal level if difficulties arose; and, boy, am I glad he was. The purchase process was one nightmare after another (none of which reflect poorly on Carl - they were all problems with the inspections, or the title searches, or arose out of the fact that we were purchasing a new home right down the road from our old home, yet keeping our old home as a rental). From offer-to-closing, the entire process took over two months. I'll say that it wasn't fun at all, and was made more stressful by the fact that we had tenants moving into our house a mere three days after our intended closing date. Carl worked tirelessly on this job; taking my calls at nights, on the weekends; responding to my frantic, three-page emails at 2AM; etc. He was always highly available, and never showed the slightest bit of frustration, despite the fact that I was aggravating him to death. Carl was able to turn an application into a full 'underwriting package' in a matter of hours, on a couple of occasions, thanks to his dedicated processors. Most amazing, though, was the fact that after our FHA loan finally got through underwriting and we received a conditional approval, HUD itself shot down our loan simply because too many people in similar situations had been defaulting across the country, despite the fact that we met all of our conditions. It was something no one could have foreseen, and as we were a mere 2 weeks and 3 days out from closing, I thought the deal was over. When Carl called me to give me the bad news, he already had a backup plan in mind. He totally switched direction, putting us in a conv. loan; and was able to get that loan closed in 17 days (which spanned Christmas, to boot). I've never heard of anyone going from application to closing in something like 8 business days, at Christmas time, despite 3+ underwriting iterations. I think that speaks louder than any recommendation I could possibly give him.
