      I lead a team that is responsible for the management of real assets and property under the California South Division of The Salvation Army - USA Western Territory. The division extends from the Central Coast all the way down to the Mexican border and includes the following 9 Counties: Los Angeles, Orange, San Diego, Riverside, San Bernardino, San Luis Obispo, Ventura, Santa Barbara and Inland Empire. The division's portfolio consists of commercial properties, affordable housing, industrial warehouses, community recreation centers, houses of worship and residential properties--a portfolio of approximately 200+ buildings. Our team handles deferred maintenance projects, renovations, adaptive reuse projects, affordable housing development projects, lease negotiation and administration, acquisitions and dispositions. One of my favorite projects is a 64-unit permanent supportive housing development located in Bell, California. We financed this project through a combination of private donor funds and tax credits that were awarded to The Salvation Army by the California Tax Credit Allocation Committee. This project was The Salvation Army's first permanent supportive housing project in the Western United States and seeks to provide SRO (single room occupancy) housing for individuals who might otherwise be homeless. Our team was responsible for driving this $24 million development project to completion on-time and under budget by $300,000. Show less

      As Assistant Director I helped provide leadership to the business departments (Finance, Human Resources, Property and Risk Management) of the California South Division of The Salvation Army - USA Western Territory. These centralized business functions bring support to the division's 54 reporting units scattered across 9 Counties in the Southern California Region. While I was the Assistant Director the Property Department received some fairly low ratings in terms of customer service by the field units in the division, primarily as a result of a lengthy response time the field was experiencing while seeking board approval for their projects. I was tasked with evaluating processes within the Property Department with the goal of identifying whether any processes could be streamlined. While working alongside the Property Director we are able to reduce the processing time of a project submitted by the field for approval from 2 weeks to 1 week - a 50% reduction in processing time. One of my initiatives was to implement a series of training seminars specifically for employees in the field units in best practices for finance, human resources, risk management and property maintenance. This enhanced our field staff's ability to respond to matters in the field promptly and efficiently.I also pioneered the division's paperless initiative by implementing a cloud-based system for file storage, which in turn reduced paper waste for the division by 80%.       While in this role I managed a program that provided inner-city youth with professional quality music lessons in a one-on-one or group format across a variety of musical instruments. This program was formatted as a scattered-site program, with 20 instructors being deployed across the Southern California region to teach music lessons on a weekly basis at an affordable rate for the students.One of my initiatives involved the launch and implementation of an incentives program with the goal of increasing enrollment through the division. Once the program was implemented we saw an increase of 400% in registration across the division over 5 years.
