      I applied Cal Poly’s “Learn By Doing” philosophy to help two local estheticians launch their startup and develop a plan to scale their new biodegradable wax into regional beauty shops while maintaining their current operations. I analyzed the first three months of their transactional data to build financial statements and monthly budget sheets. Using my organization and excel skills, I created a systematic decision making process that will be used for everyday business questions like, how much inventory can we afford to buy this month? What is our burn rate? Etc. Additionally, I performed a market analysis on current biodegradable waxes to build a growth strategy and to find product-market-fit which would result in a competitive advantage and widespread implementation of a greener practice.       Anchor Loans LP is the nation’s number one fix-and-flip lender for real estate investors. As a financial assistant intern reporting directly to the Chief Operating Officer, I gained exposure to different tasks in the process of a loan from origination to funding to extensions. My main project was to conduct and integrate the Consumer Financial Protection Bureau's revised Home Mortgage Disclosure Act of 2018 (HMDA) into Anchor’s system. I created the business development sheets to comply with the reporting requirements and created new fields in Anchor's system to account for additional information necessary for reporting. I became well acquainted with QuestSoft Corporation’s HMDA Relief software in order to ensure compliance and, in turn, to be able to pass down my knowledge to others in the company. Additionally, I streamlined the loan extension process for borrowers with impending maturity dates to decrease inefficiencies and increase turnover of borrower and company assets. For Anchor’s new rental loan program, I generated the process for obtaining the adjusted rate using the LIBOR. For the valuations team, I assessed and assigned appraisal orders and Broker Price Opinion letters for subject properties. Amongst these larger tasks, I sharpened my team work and communication skills by assisting other departments with their loan assignments.
