• 264 Water Street in the South Street Seaport Historic District: o Advised new ownership group on re-positioning and conversion of this 28 unit multi-family rental property thru interior design and common area upgrade renovation. o Designed a seamless on-line application, credit approval, and leasing process for newly renovated apartments and managed all marketing and advertising of available apartments. o Negotiated and approved all new leases, extensions, and renewals and achieved 30% increase in average rents in first year of operation in anticipation of condominium conversion. o Collaborated with legal team in development of Offering Plan, Schedule A, and Schedule B for submission to the New York Attorney General’s office. Incorporated purchased air-rights, house of worship inclusion, park rehabilitation and community center into the branding, marketing and sales strategy.• Created the branding and marketing strategy for 115 unit luxury condominium development, One Bennett Park in the Hudson Heights neighborhood of northern Manhattan, from schematic design to construction. • Raised projected sell-out from $95M to $134M thru implementation of apartment re-design and layout, building amenities and condominium services recommendations.
