      The Lotus Tower, also known as the “Nelum Kuluna” in Sinhala is the 11th tallest tower in Asia and the 19th tallest tower in the world. The tower consisting of Radio transmitter plant, TV transmitter plant, Observation Deck, Basement Kitchen, Banquet Halls, Revolving Restaurant and Suites. Key Responsibilities / Key Tasks: • Develop maintenance plans and schedules for inspection, testing, repair and predictive maintenance of equipment and systems. • Designing, inspecting, testing, operating, maintenance and updating mechanical systems and equipment. • Responsible for maintenance of the following systems under the Mechanical Engineering division. 1. Air conditioning system (chillers, AHUs & associated systems), staircase pressurization system and ventilation system. 2. VRV AC System, split type AC’s, cool room, and refrigerators. 3. Fire protection system. 4. Plumbing system (water pumps, Sewer Pumps, waste pit pumps, garden water pumps, valves, and fittings). 5. Generators and fuel storage. • Lead root cause analysis of equipment and system failures and malfunctions and develop reports. • Review testing, maintenance, and repair records to evaluate impact of trends, and potential malfunctions and solutions. • Oversee test runs of new processes involving automated equipment, systems and controls. • Drive departmental plans to ensure compliance with the organizational Workplace Safety and Health (WSH) policies and Environmental Management Systems (EMS) • Ensure implementation of sustainable engineering procedures and guidelines. • Acquire and allocate resources to support business operations. • Identify recruitment needs and areas for technical and business management training and development. • Analyze viability of proposed continuous improvement initiatives and drive change management. • Forecasting goals and objectives for the department and strives to meet them.
