Oversees facilities management of the Southern California portfolio made up of 1,481 units across seven different locations. Review and assess open CapEx projects throughout the portfolio, receive and negotiate vendor proposals to contract signing, and ensure agreed upon work is completed accurately, thoroughly, on time, and as per terms of contract. Make site visits and assess property performance, appearance, and safety. Train and develop staff to maintain property to company’s expectations. Complete and maintain contracts and other documentation required in the leasing process. Review any maintenance emergencies that may arise and render assistance, as needed, to onsite staff. Participate in creating operating and CapEx budgets, following through with completion of approved budgeted asset improvements. Handle resident complaints in a timely and professional manner; demonstrate ability to listen and arrive at a solution that is favorable to both landlord and tenant. Implement marketing initiatives to achieve occupancy goals; promote and show properties to potential tenants; and interview, qualify, and place tenants. Show less
