      São Joaquim is a large and diversified, family-owned group with investments in shopping centers, entertainment, land development, logistics, AAA office buildings, auto parts industries, and agriculture.I joined the team to help the CIO with the economic studies of the holding assets and potential acquisitions, and to assist the commercial director with offices leasing, assets disposition, marketing efforts, and assets research. Among the projects I participated in:• Developed (from scratch) financial models for the 4 ongoing land parceling projects and underwriting of 5 new others. São Joaquim works on the project’s development and on the mortgage finance of the plots to the final buyers on a 20+ years investment horizon targeting 4x+ returns on its invested capital.• Created and maintained rent-rolls and financial models for the 20+ assets on the portfolio.• Underwrote an entertainment park business plan in Shopping SP Market on a 4,000 m2 of newly developed space.• Kick-off of a 250,000 m2 logistics development in Itapecerica da Serra, SP. We hired the architecture and approval teams, secured financing, talked to brokers and local regulators and filed approval documents.• Actively worked and achieved the zero vacancy target on the Faria Lima and Chucri Zaidan buildings (before the pandemic), comprising 80,000 m2 of office space.• Led, together with the CFO, the conversations to create the family’s first REIT.
