First and foremost, I am driven and I value any opportunity to demonstrate my commitment to lead a team to the anticipated goal of the executives/the firm. Moreover, I manage a 1.2 million real-estate asset consisting of 156 unis; manage the day-to-day operations, direct maintenance, calls, appointments, collect rent/post rent, marketing, corporate reporting, manage an assistant, two (2) maintenance technicians and a porter. As the leader of the team, my goals are to seek to enhance the value of our owners' asset; Continue to build rapport with a variety of agencies who do business with us with regard to resident placement and stay abreast of the changes in the apartment industry through the National Apartment Association and the Atlanta Apartment Association. Add value to the asset and remain compliant through Code Compliance Inspections. Also, manage the bids for community projects. Assess risks within the community and seek solutions to make our product more marketable. Lastly, conduct routine inspections of the apartments to ensure policies and procedures of the renters are followed and devise marketing plans to attract renters to our location. Manage a team of four (4) with regard to leasing apartments for a 5.1 million real-estate asset of 734 apartments and many residents. Responsible for maintaining all files for auditing purposes. Lead in the rehabilitation of the property from 70% to 91% in one year. Motivate the team to assess sales abilities and make better those abilities. Enhance teams sales skills with various tools utilized in the area of sales (sales meeting planning/organization). Rebuild the branding and image of the property by offering exceptional customer service as a core competency and providing divergent self-created marketing materials for the promotion of our new image.
