Select civil, architectural and MEP engineers in order to begin design phase. Coordinate due diligence surveys with engineering in order to achieve accurate design criteria. Work with local county and city jurisdictions in order to obtain proper zoning as well as any variances required. Work with tenant and design team to achieve a site plan and floor plan that tenant is satisfied with and that will be approved by all jurisdictions. Once project documents are complete I then send the project drawings out to General Contractor for bids. Field all RFIs during bidding as well as updating GC on any revised drawings during bidding. Award General Contractor an AIA contract after reviewing bids against drawings and pricing. Set project kick off date with GC and approval of construction project schedule. Conduct site visits several times at various points throughout the course of the project while under construction. Accurately review and reconcile all monthly AIA billing / vendor invoices and approve for payment. Prior to final turnover create punch list and work with GC until completion.
