   Manage a luxury student housing portfolio of 501 beds.  Responsible for mentoring and motivating all staff to ensure property operates with a competitive advantage.  Monitor property performance, market conditions, and development of specific strategies to ensure the Owner’s objectives and goals are achieved.  Maintain occupancy/leased at 98% or above each month.  Maintain a resident retention renewal ratio of 35% or higher each year.  Maintain budget/cash flow.  Generate revenue for property and handle resident relations.  Maintain a minimal delinquency ratio of 1% or lower each month.  Utilize marketing strategies to ensure traffic flow.  Deal with resident complaints, concerns, and request to ensure resident satisfaction.  Maintain accurate records of all property transactions (i.e. rent rolls, delinquency reports, etc.)  Under direction of Regional Supervisor, prepare annual budgets and income projections, prepare action and marketing plan, and ensure they are implemented.
