 Market and rent vacant suites in the building with the intent of maintaining an occupancy rate of 100% of sales.  Conducted tenant relations with the intent of achieving and maintaining a high level of tenant satisfaction.  Followed-up by phone with every resident and applicant that undergoes an apartment tour within 24 hours.  Ensured new tenants are correctly entered into the system with respect to their lease dates and rent payments.  Reconciled payments of tenants to weekly Accounts Receivable reports.  Maintained an accurate account of suite availability, issue appropriate correspondence to tenants and ensure those inspections are carried out on vacant suites.  Ensured invoices and internal documents related to the project costs’ contains all relevant information resulting in accurate and justified.  Prepared annual operating budget for properties and ensure the properties are within the market rates for comparable properties.  Managed and encoded accounts receivable and payables, ordering and receiving inventory using computerized accounting (SAP).  Review monthly financial statements for properties, compare to budgets and prepare variance reports in a timely manner.  Ensure monthly and annual fire alarm/fire drill tests are completed and tenants signs the annual acknowledgement forms.  Planned and arranged schedules of contractors, vendors and suppliers in regards of renovations and projects.  Recipient of Calgary Residential Rental Association for “2014 Lobby Renovation and Best Building Award ”.
