      The primary part of this role was to arrange the paperwork and administration for new applications on a property, This role also included a variety of other tasks such as answering the phone, Viewings, Key handovers and managing the stored keys for our properties.A key part of this role was also to learn and then improved upon the original system used, when I started all pre tenancy was completed on paper and only parts on the computer system. Also, the computer system used for managing the properties was not properly utilised with its key features. Once I had learned how the old system worked, I researched the capabilities of the software and redesigned the processes so it was all completed on the computer system and management software and eliminated the need for the paper files.To do this I redesigned the process for pre tenancy to ensure all areas where logged and files store on the software and backed up. I also researched other software systems that could be used to help improve efficiency and cost of current systems being used and to continually check if any further improvements could be made for pre tenancy and any other areas of the business which I believed I could help to improve.       This role is to arrange the paperwork and administration for an application from the point it is received to when they move into the property. It involved monitoring the reference inputting data from the Landlords terms of business and documentation of the tenant ensuring all has been enter onto the system accurately. Once the referencing has been complete, if all is fine, we would proceed to generate the tenancy agreements and the declaration of fess and arranging the move in with the inventory Clark. Simultaneously we would also need to arrange any works the Landlord has asked for or required such as the gas safety and Electrical Inspection and Condition Reports etc. Also, that it is all stored and logged on the system Once referencing is complete, we would move to sending to the tenancy agreements and sending the information for accounts to create the invoices and statements. This is where the attention to detail is really needed as they would need to be signed off by management and any mistake would have to be redone to ensure it conforms with all legal and company regulations. This role would usually require on average to be doing this on 20 to 30 cases at a time which all would need to be regularly checked and landlords and tenant regularly updated on the progress of the application, which would require a high level of organization and planning to keep on top of all the cases.       In summary the role involved finding new tenants ensuring the apartments where ready for them and then maintaining them during their stay with us, meaning I learned the full process and worked on all aspects involved in lettings from being a viewer, negotiator, pre-tenancy to property & building management and Inspections to checkouts.Responsibilities included;Answering enquiry's, arranging viewings, processing applications and credit checks.Apartment inspections, both during their tenancies and after they checked out.Renew contracts should tenants wish to stay with us.Hand over checkout packages should they be leaving and ensuring they have done so when their tenancy ends.Turnaround, when a tenant leaves, it was my responsibility to inspect the apartment and log all issues from cleaning to maintenance and report to management, also to ensure they are fixed in a timely manner and cleaned ready for new potential tenants.The role also involved the day to day management of the building, Should tenants report maintenance issue it was my job to log the issue on our database and inform the maintenance manager, when he got back to me with a date that they are able to investigate the issue I would then contact the tenant to arrange access for the issue to be resolved.Other responsibilities involved;Property walks to patrol the grounds at least once a week and log any damages or potential issues onto the maintenance tracker, also ensure all communal areas are clean, Conduct weekly fire test, this involved putting the fire system onto test mode and then setting them off to ensure they are functioning properly.when a new building was ready to be opened I would help with inspection of the apartments and writing up a snag report for each one. This was a log of all issues that still needed to be resolved in the new building, it involved inspecting the electrics water pies and appliances to ensure they have all be installed and are running correctly.       This is was privately owned student accommodation in Liverpool.This job involved a number of different task the main one being checking the security of the buildings on all sites, this involved checking all doors and windows that are by walkways where properly closed as well as checking the areas that could be a potential security risk as well as checking all cupboards and switch boards and fire panels to make sure they are functioning properly or any issues that may occur are reported and making sure all areas are secure.Another aspect is when a fire alarm was trigged I start by going to the fire panel of the building where the alarm was triggered and then investigating where it was set off if there is a fire I am to leave the building by nearest exit and make sure all tenants do the same I then call the fire services and ensure they know where to go when they arrive on site and then wait for them to give the all clear. If it is a false alarm, I return to the fire panel and reset the system and allow the tenants to return to their rooms.Other responsibilities where general maintenance and cleaning throughout the buildings.This job involved a high level of trust as well as a variety of different tasks, many of which I had to learn on the spot. I also had to be good with dealing with the tenants as well as communicating with them as many where foreign to the country with different accents and level of English ability so I always need to make sure I am clear in what I say as well as listen carefully so I could offer the best level of customer service possible Show less

      This role mainly involved manual labour. My roles mainly consisted of sorting parcels so when unsorted mail was collected from both post offices as well as post boxes or other sorting offices it would go through two to three stages of sorting depending where the mail came from. The mail would be broken down sorted and checked then would be sent back out to whichever delivery office or sorting office it needed to go to. I was also trained as an operator on a Integrated Mail Processor (IMP) which is a large machine that is used to sort letters. This involved several parts first was cleaning the machine performing check to ensure it is working which would involve sunning the machine with dummy mail to ensure all parts of the machine was working as well as the zip code was printing properly. Next was operating the machine there are three section first is feed A or culling, ensuring that no mail that is either too large or too small or items that are not mail or potentially dangerous items such as glass or hypodermic needles, depending on what it is its either to be removed or the machine is to be stopped for items such as the needles and either I or someone else would put on the correct safety clothing and would remove the problem. The next section is feed B This would be used for mail that has been neatly packed usually into crates I would the tip it out onto the belt and arrange it so it can easily be fed into the machine and the last section the sorter so once the machine has done its job it puts it into a box at the back where I would then remove it and place it back into a crate and onto a York where someone would collect it and send it to dispatch. Other responsibilities where to clear any Jams that occur report any malfunctions to the engineers and also should certain belts come loose it would be my responsibility to put them back on or replace them depending on their condition.
