      Technical Coordinator at a leading regional house builder that has grown exponentially within the last few years with an expanding portfolio. Working in the construction department within the technical team, my daily activities include general technical/project co-ordination, reviewing consultants' technical reports, designs - including house type working drawings, planning layouts, landscaping & engineering layouts. I critique them to ensure the efficient and coordinated design is achieved. I also coordinate working drawings and collate all supporting information, ensuring that all are in accordance with the approved planning scheme. It is also my role to obtain fee quotes, appraise and appoint consultants that are to undertake our design work. Once appointed, they are managed and driven in preparation for the production information to an agreed program, fee, and scope. Working with the appointed Engineers, I also have to manage the sectional agreements (S278 & S106) up until the scheme gains technical approval. It is then handed over to our operations team to complete the legal work. It is also my responsibility to ensure that all relevant information is gathered to clear building control conditions and gain approval from our local inspectors. I also have to monitor the NHBC warranty conditions and collate the information necessary to clear these. Also, being part of the technical team, it is my position to provide technical support and advice to members of our site teams, as well as our commercial team, who ask us to undertake detailed assessment and approval of all suppliers/manufacturers’ information. It is also my position, when required, to commission preconstruction information from specialist consultants to produce site specific advice and reports (e.g. ecology, archaeology, arboriculture surveys, and reports) required to inform the planning and design process.       I worked within the group technical department, which is a central function that supports all 7 regional offices. I was responsible for auditing all the consultants’ drawings and value engineering the designs as efficiently as possible. I would also review them to ensure that there were no deviations from our standard flat types, as this would impact the build cost and agreed spec. My role also entails supporting regional development teams in clearing building control conditions as well as gathering the relevant information to clear NHBC warranty conditions and gain approval. I also have to prepare technical reports for the technical manager, highlighting issues that have been raised on site that are likely to have cost bearing, and require a design lead solution. It is also my function to review/manage subcontractors design, and have these approved by our consultants. I also appointed/managed the Architects who undertook the rationalization/redesign of our apartment types, which was part of the companies build cost reduction initiative. Show less
