As a Lifecycle and Capital Works Manager for CLV my main role is to assess and understand the quality of our existing stock. as an MCIOB Chartered Surveyor I am able to create in depth building condition surveys which provide detail on all services, building fabric and fixed furniture and equipment items. By understanding the assets requirements and liaising with our on site estates team I am able to develop a variety of strategic works packages on an annual basis per site and provide 5 yearly lifecycle programs. To deliver this I have to develop a UK strategic program of works in conjunction with our life cycle cost plans (LCCPs) this then allows me to allocate budgets and formalize works with senior leadership teams and board level, this is cyclical and occurs on an annual basis. As part of my role I have to help deliver these capital projects across our UK portfolio of circa 11,000 student beds. To do so I manage a wide variety of minor works projects which vary in value from £1,000 to £600,000 and cover all aspects of building infrastructure such as mechanical, electrical and building fabric. This is done by managing a small team of project managers working with our in house procurement team to ensure competitive tendering whilst working with specialist external consultants and robust contract management procedures to deliver compliant and regulatory works for the business. In addition to this I am also involved in large scale refurbishment of our existing building stock, these schemes can vary between £500,000 and £10,000,000. As part of my project management roles of these schemes I can review specification and designs, create business, chair meetings, review interim valuation applications and daily liaison with build contractors, architects etc. and work with a variety of different stakeholders to ensure that CLV delivers high quality schemes on time and on budget.
