Haselden has developed a total of $623 million and 2.5 million square feet. Projects range from $10M to $130M with a highly opportunistic mindset, leading to the analysis of multi-family, senior living, office, retail, and self-storage while also occasionally incorporating industrial and hotel. Primarily responsible for the identification and execution of development projects from concept to completion – managing site selection, underwriting, acquisition, consultant engagement, design, entitlement, construction, and asset management. Personal underwriting and assessment of potential deals equates to over $2 billion in project value across all asset types. Because of the lean development team, also accountable for helping build and advance the development side of the company. This includes creating and implementing processes to help achieve company objectives, discovering new markets and asset types, acting as one of the decision makers for distinguishing deal priority and which to pursue, and assisting in creation of strategic goals and annual business plan. Alberta Development Partners is engaged in the acquisition, development, and investment of retail and residential real estate opportunities located throughout the western United States. Alberta focuses its efforts on regional retail shopping centers, mixed-use commercial and residential projects, select build to suit opportunities that include grocery anchored shopping centers, and value add opportunities. I worked directly under the principal in charge of the Promenade at Castle Rock and assisted in managing all aspects of the project acting as a development manager, owner's representative, construction and project manager, and tenant coordinator. The Promenade at Castle Rock is a $210 million, 260 acre, one million square foot ground-up retail shopping center. Some of my responsibilities included: • Coordinating entitlement submittals through Town of Castle Rock relationships • Evaluating project budgets • Reviewing all leases • Supervising design, review, and new construction of all utilities • Managing the bidding process and assessing general contractor schedules, contracts, drawings, budgets, and resolving issues • Reviewing landlord work drawings, signage submittals and gaining tenant approval • Overseeing tenant preconstruction meetings and openings • Working with financial institutions to secure and close financing • Creating leasing activity reports, tracking all Purchase & Sale Agreement critical dates and coordinating closings • Helping in the analysis for and closing and managing of a public finance agreement with the Town of Castle Rock, private investor funds, a land loan, construction loans, and bond proceeds through a metro district
