-Working on a £110 million Lambeth Living LHS Decent Home Scheme commissioned by Lambeth Council.-Managing my own electrical contractors, for properties requiring full electrical rewires and electrical upgrade as per electrical periodic, where internal kitchen and bathroom works have been refused or are up to decent homes standard and up to unit capacity.-Pre-construction visits with the client, contractor and resident liaison officer to ensure all works are agreed as per specification -Ensuring project manager’s instructions (PMI) are issued for works outside the Company’s contract remittance, notifying quantity surveyors and issuing contract variation instructions (CVI's) to contractors.-Sending validation surveys and pictures of pre-works to quantity surveyors to raise compensation event notices for loss of works and time.-Reading through asbestos surveys prior to works commencing and instructing the asbestos removal contractors to remove asbestos related material where applicable. -Liaising with contractors on a daily basis for updates and site visits to ensure works are on schedule and defects remedied.-Supporting the site manager with site managing a Langley roofing system installation on the behalf of Lambeth Council on a designated building.-Inducting new operatives, ensuring relevant CSCS card is produced and in-date, asbestos awareness certificates and qualifications relating to their trade for competency are collected.-Issuing performance monitoring notices, when site rules are not followed, following site induction.-Delegating tasks to the resident liaison officer tasks to ensure access for client inspections and/or electrical contractor to attend/remedy defects. -Working on a £181 million Tower Hamlets Homes Decent Home Scheme commissioned by Tower Hamlets Council.-Site-managing kitchen and bathroom refurbishments of occupied council properties, which involved liaising with the apprentice resident liaison officer and trainee site supervisor who report to myself. -Liaising with managing directors of various contractors about internal refurbishment works and defects, which they are contractually obliged to maintain for a year after completion. -Managing occupational therapy adaptations in bathrooms for elderly and disabled tenants, including minor adaptations and full wet room and ensuring resident usability against design.-Reviewing occupational therapy specifications and surveys to ensure white goods are correctly ordered and all mechanical and electrical works (as per survey, including electrical periodic report and mechanical and electrical) in properties are updated.-Holding weekly meetings with the administration team, contractors and quantity surveyors to update the client tracker, discuss outstanding work and properties which are ready for client handover. -Organising property opening dates with the administration team and contractors to remove asbestos prior to refurbishment such as asbestos insulation boards and floor tiles in encapsulated adhesive. -Liaising with contractors about the installation of pressurised cylinders for communal heating, discussing the outlines according to our mechanical and electrical surveys.-Conducting site inductions for all new contractor operatives involved in internal works.-Carrying out final checks and organising handover packs enclosing electrical safe certificates, asbestos survey/removal certificates, boiler commissioning certificates, gas safe certificates (CP12).
