Transaction management includes using task orders to shop commercial office real estate markets around the country; set up market tours; send out RFPs for those office space options put on a short list; review, analyze and clarify proposals; present the deal options with a recommendation and then present the lease for signature. After the lease is signed I acted as third party to unite and lead the lessor, tenant, architect, consultants and any other interested party through the process to develop viable space plans, furniture plans and CDs. A cost estimate that the lessor provides is then reviewed by me for reasonableness and proper cost presentation format and then the TI cost estimate is presented to the tenant with my recommendation. I meet with all parties on a regular basis until the facility is CO’d and occupied. Show less
