* Agreed the renewal of multiple GP surgery leases, currently on-site in Rugby and Rochdale.At Rugby, I agreed a new 25-year lease with an uplift of £16k p.a. (increasing the passing rent to £165k p.a. / £190sqm), enhancing the capital value from £2.16m to £3.61m. In exchange, I am building the practice a 52sqm extension (currently 760sqm) to add 2-new consulting rooms to the ground floor, along with a further 5-additional consulting rooms through internal reconfiguration. The contract sum is £700k with a project duration of 7-months, all delivered without closing the surgery. PC is expected in March 23.* At Rochdale, I agreed a new 25-year lease with an uplift of £32k p.a. (increasing the passing rent to £158.5k p.a. / £195 sqm), enhancing the capital value from £3.19m to £4.46m. In exchange, I am building a 144 sqm extension to add 3-new consulting rooms to the ground floor, with a new meeting room and office above. The contract sum is £865k with a project duration of 8-months, all delivered without closing the surgery. I am currently on-site, with PC expected in March 23.* I also completed the refurbishment of an 825sqm primary care centre in Wakefield, where I agreed a new 25-year lease in exchange for a full refurbishment of the premises, at a capital cost of £780k, increasing the valuation from £2.18m to £3.4m.* I completed a 215sqm extension of an 820sqm primary care centre in Pudsey, near Leeds. I agreed a new 20-year lease, increasing the rent by £44k, which enhanced the capital value from £2.6m to £4.1m (against a total development cost of £1m).* I delivered a 40sqm extension to a pharmacy in Shoreham-on-Sea. Works value £300k. Valuation uplift £450k.* I am looking to conclude 3-value enhancing initiatives (exchange an Agreement for Lease) in Q4 of 2022 to refurbish and or extend premises in Heaton, Ossett, Wood Green and Cobham. I am also working on a pipeline of another 10-15 premises where I am in active discussions.
