  Responsible for the analysis and purchase of investment properties through systematic and disciplined approach, putting each potential investment through a strict due diligence process. This rigorous set of criteria includes, but is not limited to, the following: • Preparing a comparable property analysis and examination to determine "as is" value and after-repair value; working with a certified, independent appraiser when needed. • Determining repair costs by quickly estimating overall condition of the property, including heating and air, plumbing, electrical, roof and structural condition • Conducting an economic study of the neighborhood, city planning and development • Analyzing the demographics of area, marketability, and growth potential • Reviewing statistics on the crime rate • Reviewing public transportation and schools Responsible for analyzing lending opportunities using deal analysis tools and underwriting policies. Responsible for buyer and seller lead flow by expanding network of, and maintaining relationships with, real estate professionals (Realtors, Title Companies, Mortgage Brokers, Attorneys), Wholesale Real Estate buyers and sellers, contractors, Hard Money and Private Money lenders. Responsible for contract management and acquisition processing such as title work, insurance, property due diligence, seller communication, title company communication, and closing preparation.
