The role of Property and Project managers in the retail construction industry is vital to ensuring successful and efficient retail construction projects. • Part of the property and project team, in charge of the construction of the new stores and refurbish of existing stores in all over Malaysia. • Responsible to insure the respect of Schedule/ Budget / Quality / Safety& Security on store project / refurbish according to the internal guidelines. • Support Tender Process by providing the Specifications and participating to technical clarification meeting Feasibility stage Produce a cost estimate. Produce a works split list and specifications document (as needed). Negotiate with external parties (as required). Manage external contractors and consultants. Keep the team and the other departments informed as project advances. Delivery Stage Manage the external contractors (when on-site). Follow the works on site and inform the business of progress, manage the risks. Responsible for the successful delivery of projects to agreed time, cost, quality and health & safety parameters. Engage with the FM team to ensure group policy and best practice is considered for all projects. Sustainability Contribute to the development of building and operation of more sustainable but cost-effective stores. Innovation Contribute to technical innovation with the areas for which I am responsible. Finance Provide construction-related financial advice including but not limited to: Management of project and capital investment budgets. Project cost plans, budget and cash flow forecasts. I lead wide spectrum project and operations management functions encompassing budget management, facilities installation and repairs, government liaison, contract management as well as cost control in enhancing store ambience and attraction. Part of the role involves driving end-to-end store renovation and refurbishment as well as relocation projects including planning and scheduling, concepts formulation, interior renovation and fit out, work monitoring as well as status reporting. This includes negotiating with interior design consultants, clients and project owners, reviewing the tenancy, agency and trading agreements as well as adopting the Company Safety Management System and Global Minimum Requirements (GMR) across all projects. Besides monitoring the performance of all contracted service providers encompassing security and cleaning services, pest control, along with alarm, CCTV time attendance, M&E, access control and sensormatic systems, I also perform daily remote viewing of CCTV footages to ensure no camera, detection and recording failures. Additionally, I … - Carry out comprehensive investigation of stock and property loss incidents. - Render safety leadership including regular site visits, GMR compliance review as well as project personnel engagements. - Perform periodic inspection of store conditions, maintenance of all equipment and facilities while providing recommendations in increasing energy efficiency and cost effectiveness. On the commercial side, I work closely with the team in developing new business solutions while providing operational support for the retail store and corporate office.
