We have been working with the Lion Project a wonderful organization working to uplift the lives of those who are underserved and telling their stories through video production. This year the Lion Project is focused on organizing community sweat equity projects to help uplift foster families in the Denver area so they can live in better conditions and help them provide more housing for teens in the foster community. This year we helped to design a new deck replacement for a single foster father and his family. We just found out that the permits were approved for a partial basement finish for a foster family in Commerce City so they can provide a proper bedroom for a foster teen. Construction is expected to start this Friday August 12, 2022. We hope to see some of you at the upcoming sweat equity events to help finish this wonderful project up! Show less

A new attached and winterized pool enclosure, new pool, and an RV/ toy barn and workshop for an existing single-family residence on a lot with stunning rocky mountain views. This project is significantly designed and engineering will be starting soon. Construction is expected to start in the fall of 2022. Project attributes: We are currently exploring a Tesla solar roof for to replace the existing composition shingle roofs and the new roofs of the pool enclosure and vehicle barn. The winterized pool enclosure won't need to be heated by any means other than the pool itself. On many days of the year heat and humidity will need to be dumped through natural ventilation and a whole house fan. Show less

Master Planning for the redevelopment of a hot springs resort dating back to 1849 that burned to the ground in the Fire of 2015. This included drawing a complete inventory of the buildings that existed prior to the fire to help the county understand the extent of their loss and what would be needed in the redevelopment. After the master plan was approved by Lake County we were asked to design a number of new buildings to replace those that stood on site prior to the fire. These included; a new 30-room hotel inspired by photos of the original Victorianesque hotel that stood on site since 1849, a new health services building, 7 new single-room cabins, a new market and restaurant building, and a family camping lodge. These projects went on hold due to Covid-19, but recently we were asked to help the resort ownership get building permit approval for the new health services building. The construction of this building is expected to start soon with a slightly modified version that will allow for expansion in the future. Show less

A new 1,200 s.f. one-story detached pool house for an existing residence. The site presented challenges in that it was a narrow swath of land on a sloping hillside. The program included a room for a model train enthusiast, a gym, a changing area and bathroom, a flexible living area and game room, and an outdoor deck. Our solution was essentially an elongated tube opening up to the pool. Using a series of box trusses to span from wall to wall we were able to keep the interior of the large living space open and free of interior walls or columns. Show less

A new 2,200 square foot single-family residence with an 840 square foot detached second unit on an undeveloped site overlooking the Santa Rosa Valley. The serpentine soil geology only allows unique species of wildflowers and rare baker manzanita trees to thrive creating a very special development opportunity for our client. Due to the unique soil and flora of this site we were required to work with the California Department of Fish and Game to demonstrate a sensitivity to protecting the manzanita trees and containing the development to an agreed-upon development zone. Our design strategy was two-part; one to work with the land by letting existing rock formations and specimen tree locations guide the location and orientation of the buildings and two to use compact building volumes to bridge the land to minimize excavation and foundation work. Exterior finishes were selected and inspired by the rich palette of colors and textures occurring naturally throughout the site. Show less

In collaboration with Lars Langberg Architects we were invited to participate in a small design competition with three other architecture firms for a new garage and second unit addition to an existing mid century modern residence originally designed by Campbell and Wong Architects. The small lot is nestled in the redwoods just outside of downtown Mill Valley and sits on a bend over looking Mill Creek. The existing single story residence is quite small for this area (1,200 s.f.) and would quickly be outgrown by the family and their two young boys since there are only two bedrooms and bathrooms in the house. The owners put forward a complex program of spaces; an office for a DJ and drummer, an office for an attorney, a craft and play space, a kitchenette, a bathroom, a sleeping area, and an attached garage with a workspace and laundry facility. The owners also desired a modern building that would compliment the existing mid century modern house. We met briefly with the owners to walk the site, understand the context, hear their desires and interests, and record photos of the existing site. During our brief introduction, the owners mentioned they had always wanted a treehouse and desired the same for their two boys ages 4 and 6. Our design concept became "a treehouse for living" nestled in the redwoods with views from every window into the redwood canopy. Our solution was to take the existing two car garage and eliminate one parking space locating the other two in the driveway. This opened up space for a ground floor family room (134 s.f.) to serve as a music studio opposite the living room of the main house and spilling onto a common outdoor courtyard. This also opened up space for a garage workshop and laundry space. Then on the second level we proposed an entry deck and a 430 s.f. second unit with a bathroom, kitchenette, office, and open flexible living space with windows framing views of the redwoods and screening views of adjacent houses. Another collaboration with Lars Langberg Architects. We were asked by a couple from Portland Oregon to design a second home/ vacation rental on a long narrow lot just off the downtown of the wine country town of Glen Ellen, CA. The existing lot sits in an oak and bay woodland adjacent to Sonoma Creek with an original one bedroom one bathroom cottage built in the 1920's. The remodeled cottage would serve as a vacation rental, but also would provide the owners a second home in the Bay area when they're here on business. Our task was to remodel the existing cottage into a three bedroom two bathroom vacation rental with an open floor plan, loft, and a deck spilling out into the woodland and embracing the creek beyond. One of the challenges of the project is that when it was built in the 1920's there were no set back requirements, so the existing cottage sits only 18 inches off the the property line. The current regulations would require a five foot setback from the property line. Additionally, the age of the cottage made it risky to start tarring into as we didn't know what we might uncover in terms of construction or how degraded the structure would be. Our solution was to tare down everything except the existing floor structure and the wall sitting on the western side, because this would allow the owners to leave the home in it's current location. This would allow us gain additional living space for the owners they wouldn't have otherwise been able to capture. It would also allow the project team to describe the project as a remodel/ addition which saved the owners tens of thousands in permit fees from the county. Beyond that our solution was to arrange one bedroom and bathroom and an open floor plan of living spaces on the ground floor with a deck overlooking the lush backyard with views toward the creek. Then the upper floor provided a new spacious master suite and an open loft to function as a work space, media room for kids, or a third bedroom. Show less

Olivier Napa Valley a company specializing in the production and retail distribution of gourmet olive oils and other retail products approached us to help them design a new 4,000 square foot cold storage building adjacent to their existing factory and storage facility in St. Helena, California. We worked with the company CEO and CFO to understand the companies branding and determine the most suitable siting along with other factors such as; parking, access, loading dock, and how the building would best serve and dovetail with the existing factory facility. We collaborated with a general contractor and solar company to develop a prefabricated steel cold storage building with a rooftop solar array to reduce the sites energy consumption, minimize waste, and reduce the time from construction to occupancy. Never the less due to the high cost of development and impact fees assessed by the City of St. Helena the project is on hold until the company executives determine how best to position and expand their company. I collaborated with Lars Langberg Architects on the remodel and addition to an existing 2,100 s.f. single family residence in Sebastopol, California to serve as a weekend home for a busy San Francisco couple. The existing two acre site is located in the heart of Sonoma County's Russian River AVA and is surrounded by rolling vineyard covered hill sides and mountains to the East. The owner's desire was for a modern open floor plan with the living areas (kitchen, living room, and media/ family room) spilling onto outdoor spaces connecting to the rolling hilled country side beyond. Additionally, the owners knew they would eventually build a pool, pool house, spa, and an outdoor shower on the property, so we had to consider those locations in our design proposals as well. We worked with the clients on several different design schemes from an at grade master bedroom wing addition to a second story master bedroom addition each with several internal reconfigurations of the existing living spaces. The solution the owners chose, was an open ground floor plan with an at grade living room/ kitchen area and a second story master bedroom addition capturing the elevated panoramic vineyard and mountain views across the Santa Rosa Valley. The Core Project was awarded the grant in December of 2012. The grant will be used to assist the community of Sebastopol (the City of Sebastopol, property owners, community stake holders, and Sebastopol's citizens) in creating a shared vision for the future development of the downtown core as the community embarks on it's General Plan update in 2013. January 2011 to February of 2012, attracted sponsorship, applied leadership, direction, organizational, and fund raising skills to the Steering Committee in hosting an international urban design competition. Sponsors included The City of Sebastopol, The American Institute of Architects, Redwood Empire Chapter, Press Democrat, North Bay Business Journal, Kosta Browne Winery, Sprint Reprographics, Hop Monk, Sebastopol, California. The remodel of an existing 3 story condo in a 1920's era courtyard building in San Francisco's Russian Hill neighborhood. Not updated since the 1990's the owner who recently purchased the condo and return to her native city knew she had to invest in her new home to tailor it to her life style. The existing third floor rooftop deck and sun room have scenic views of Alcatraz in the San Francisco Bay as well as surrounding city views that the owner desired to capture by converting the sun room into a new home office. As a woman who enjoys entertaining people she also desired to convert a third floor bedroom into a living room complete with a new wet bar and entertainment console off of the office and rooftop deck. Enjoying entertaining guests the owner next priority is to remodel the kitchen with a new state of the art kitchen with all of the modern conveniences and top of the line appliances. Next the existing bathrooms hadn't been updated in more than twenty years so we decided to update them with new fixtures, cabinetry, and finishes. Lastly the existing main floor level has no powder room so our mission was to convert an existing closet and a portion of the dining room into a powder room and new coat closet. Not having been updated in many years the home was not up to current code standards requiring the owner to update any areas of construction to the 2010 California Building Code. This required the addition of some interior shear walls, a one hour fire rated mechanical chase, new recessed lighting, and numerous new convenience outlets throughout the condo. The new one hour fire rated mechanical chase we were able to disguise as a new built-in complete with shelves, drawers, and storage cabinetry framing the bed location on the upper floor. The project now under construction is scheduled to be complete by early 2012. Show less

Sonoma County "Residential Permit Penalty Waiver Program". An existing client with over an acre of land in West County of Sebastopol desired to legalize some legal non conforming buildings on their property in case they decide to sell the property down the road. We helped them get their plans completed for the structures into the county process before the expiration date of Sonoma County's "Residential Permit Penalty Waiver Program" so the owners would no longer be liable for penalties of eleven times permitting fees in the event the buyer's bank require them to legalize the structures as a condition of sale.
