We provide these services to Property Owners, Real Estate Developers, Banks & Lenders across a wide variety of construction project types. • FOR BANKS AND LENDERS: Initial Cost Analysis during Loan Review & Underwriting (Plan+Cost Review): o Analyze & validate Borrower’s Hard Cost & Soft Cost Loan Budgets. o Analyze GC Schedule of Values. o Review engineering reports (Soils, Environmental). o Analyze Construction Schedule. o Validate Public Entitlements & available Utility services. o Review Survey, Easements, Title Report. o Review Qualifications of & Owner contracts with GC, Architect, Engineers. Monthly Site Visits and review of Loan Draws & GC Pay Applications: o Monthly Site Visits (includes OAC meetings). o Photographs & Meeting Summaries for above. o Verify Hard Costs earned based on physical observation. o Analyze sufficiency of remaining funding. o Forecast Cost-At-Completion, and Date-Of-Completion. • FOR OWNERS: Construction Mgr. services during Design, Entitlements, Bidding, Financing: o Establish Borrower’s Hard & Soft Cost Loan Budgets. o Prepare conceptual construction cost & fee estimates. o Procure & Review engineering reports (Soils, Environmental). o Obtain Public Entitlements. o Obtain Utility “Will Serve” commitments. o Commission & Review Survey, Title Report. o Issue RFP/ Vet/ Negotiate contracts with GC’s, A+E’s. o Coordinate Appraisals. Owner Rep/ Construction Mgr. services during construction: o Site Visits including OAC meetings. o Photographs & Meeting Summaries for above. o Verify amounts earned under the contracts. o Verify sufficiency of remaining funding. o Forecast Cost-At-Completion, and Date-Of-Completion. o Review & negotiate Change Orders with Contractors & Consultants. o Coordinate Design Changes with A+E’s. o Coordinate Public Permits & Utilities. o Final Inspection/ Acceptance of completed work. o Provide building data for buyers & tenants. o Prepare Loan Draw Requests & Loan Modifications.
