Overview
Third Estate Ventures is a 501(c)(3) social enterprise helping communities develop without displacement, while also improving the financial outlook for the parent municipality. Our team focuses on fostering community appropriate density and amenities to forge a mixed-use, mixed-income community ripe for co-investment by, for example, public private partnerships or REITs. Third Estate's signature programs deal with student debt forgiveness to attract talented individuals and businesses to up-and-coming communities, and homeownership for low-income individuals to help current residents participate in community development without gentrifying themselves out. As we believe in a holistic approach to community development, the Third Estate Team also utilizes zoning/land use policy, business improvement districts, tax increment financing, bonds, community benefits agreements, participatory budgeting, and public private partnerships, to name a few tools, to achieve the shared visions of community residents and their elected officials.
