Typically, most deals are closed within 10 days of application and kept on the Lender's Balance Sheet as a Portfolio Loan. Celestial has extensive experience in structuring transactions across the entire capital stack for commercial real estate finance transactions: • Non-recourse Senior debt of $2 million to $200 million per transaction • Subordinate debt (Mezzanine) and Preferred Equity investments of $2 million + Investments for all types of Capitalizations: - Ground Up Construction, Value Add Light / Heavy - Bridge / Construction Take Out / Lease up - Stabilized Properties seeking Permanent Finance - Distressed Debt Opportunities Properties Nationwide: • Multifamily Apartments o Market Rate, Build for Rent SFR/PUD Communities, Student Housing, Fractured Condominiums, Senior Living • Spec Home Construction for Investment Purposes (non – owner occupied) o Borrower entity must be a SPE, LLC. • Hotel (Boutique or Flagged) • Industrial / Warehouse • Office / Data Centers • Mixed-Use / Retail • Special-Use (ie.
